How much is the commission percentage per sale?
If the property is residential, the sale commission will be between 5% to 6% depending on the services included and they are on the sale price at the time of closing the transaction. Therefore, that 5% to 6% is divided equally or as agreed between the number of agents involved in the transaction. Normally, there are usually two, one represents the buyer and the other, the seller.
Who pays for the broker's commission?
Technically, the commission is paid by the seller and that amount is deducted from their income at closing. There are occasions where the buyer is asked to pay a pre-established % of the commission or an advance to cover certain expenses, but that amount or percentage may vary on a case-by-case basis.
Where is the amount of the commission stipulated?
Through the representation agreement to the seller, landlord, tenant or buyer. Said agreement allows the Realtor to represent you and, in case you are selling your property, to promote, negotiate and sell it. Also, in that same document, the percentage of the agent's commission at the time of closing is clarified.
